Pipeline has leased a full floor totaling 14,000 square feet at 1101 Brickell Avenue in the heart of Miami’s Brickell Financial District. Pipeline is a competitively priced shared office space which utilizes functional and inspirational design to foster productivity, collaboration, co-working and community among its members. The company’s creative workspace offers its community opportunities to share perspectives, exchange ideas, develop business opportunities, and socialize with others.
Pipeline is a welcome alternative to traditional office space and executive office suites. Its members do not sign leases and have the option to use private offices, dedicated desks, flexible spaces, virtual offices and meeting rooms in one of the most prestigious and exclusive office markets in Miami. A recent study conducted by the Miami Downtown Development Authority (Miami DDA) indicates that the residential population in the urban core, primarily consisting of young professionals, has grown by 80% over the past 10 years. The population is expected to surpass 80,000 residents by 2014.
In the lease transaction, the landlord was represented by Ryan Holtzman, leasing director at Taylor & Mathis, and the tenant was advised by Shay Pope, senior managing director at Newmark Grubb Knight Frank. “Pipeline is offering the Miami market options that are needed, but don’t currently exist. After searching and analyzing prospective locations, 1101 Brickell offered Pipeline an ideal location in Brickell’s financial district, with abundant parking, proximity to many shops and restaurants, access to public transportation, and an environment that appeals to the Pipeline community,” Pope stated.
Pipeline will occupy a full floor in the office complex, joining a strong tenant roster that includes Florida International University, TD Bank, BankAtlantic, Consulate General of Argentina, Consulate General of Guatemala, US Post Office and several law firms and creative agencies. The building is located within walking distance to a variety of restaurants and retail services, offers on-site parking and access to multiple public transit options, including the Miami Trolley, Metrorail and Metromover.
