VSRE Breaks Ground On Two Industrial Buildings Totaling 364,000 SF

VS Real Estate (VSRE), one of South Florida’s leading full-service commercial real estate services firms, announced the commencement of construction on two state-of-the-art, rear-load industrial distribution buildings totaling 364,000 square feet of premier industrial space located in Countyline Corporate Park.

VSRE has been selected as the developer on this project, on behalf of the owner Terreno Realty Corporation (NYSE:TRNO). Rycon has been brought on to serve as general contractor. The buildings are scheduled to be delivered in the first quarter of 2024.

Countyline Corporate Park-Building 39

Building 39, a 178,000-square-foot warehouse with a private truck court, and Building 40, a 186,000-square-foot warehouse sharing a truck court with Building 41, are designed to meet the evolving needs of modern businesses. Both structures are expected to achieve LEED certification, emphasizing Terreno’s commitment to environmental sustainability, and will feature generous 36-foot clear ceiling heights, optimizing vertical space for efficient storage and operations.

“We are thrilled to commence the groundbreaking of Buildings 39 and 40,” said Chris Sutton, SIOR, Managing Principal of VSRE. “These new developments will offer state-of-the-art industrial spaces that meet the demands of today’s modern businesses. We are grateful for the opportunity to work with Terreno to bring these buildings to fruition and further contribute to the ongoing success and growth of the master-planned park.”

This announcement comes on the heels of VSRE’s successful execution of a 192,000-square-foot lease with Triton Logistics, an international logistics services provider, who will fully occupy Building 41, which is also part of Phase IV at Countyline Corporate Park.

Building 41, a 32-foot clear height rear-load industrial distribution building, is now 100% pre-leased and is expected to complete construction in the third quarter of 2023 and achieve LEED certification. VSRE’s Managing Principal Carlos Velasquez represented Terreno in the transaction and Frank Trelles of State Street Realty represented Triton in the lease negotiations.

Construction also continues on Building 38, a fully pre-leased, 506,000-square-foot cross-dock industrial facility within Countyline Corporate Park’s Phase IV. The LEED-certified building, featuring a 36-foot clear height, is set for completion by Q3 2024.

Countyline Corporate Park Phase IV is a 121-acre project entitled for 2.2 million square feet of industrial distribution buildings in Miami’s Countyline Corporate Park, immediately adjacent to Terreno Realty Corporation’s seven fully leased buildings within Countyline (Countyline Corporate Park Phase III). The park is situated adjacent to Florida’s Turnpike and the southern terminus of I-75 located at the intersection of NW 170th Street and NW 107th Avenue. At expected completion in 2025, Countyline Phase IV is set to contain ten LEED-certified industrial distribution buildings totaling approximately 2.2 million square feet providing 660 dock-high and 22 grade-level loading positions and parking for 1,875 cars for a total expected investment of approximately $492.7 million.
