Healthcare Company Inks 50,000 SF In Boca Raton
BH Group and PEBB Enterprises, the joint venture partners behind the transformative mixed-use redevelopment of The Eclipse in Boca Raton (formerly the Office Depot headquarters), executed a significant new office lease with MDVIP, a national leader in personalized primary care.
MDVIP will occupy 49,466 square feet, moving its corporate headquarters to the ground floor of The Eclipse’s North Tower. It will have more than 200 employees based at the office.
This transaction brings the 420,525 square feet of rentable Class A office space at The Eclipse to nearly full occupancy, marking a major milestone for the project.
“Securing MDVIP’s corporate headquarters further validates The Eclipse as a premier destination for leading companies seeking a dynamic environment for their employees,” PEBB Enterprises CEO Ian Weiner said. “This lease reflects the success of our comprehensive redevelopment vision and ongoing strength of the Boca Raton commercial real estate market.”
MDVIP’s model focuses on delivering a personalized primary care experience, enabling affiliated physicians to manage smaller patient panels than traditional practices, leading to more focused preventive care, same-day or next-day appointments and advanced screenings for members.
Jeffrey Gordon, Tyler Wyant, Jason Gorman, Evan Fiddle and Alex Kucera from CBRE represented MDVIP in the lease transaction.

The Eclipse project encompasses two office buildings totaling 420,525 square feet, two ground-up retail and restaurant outparcel buildings totaling approximately 21,500 square feet, a nearly 36,396-square-foot Equinox gym and 500 multifamily units (being developed in partnership with Related Group).
Notable existing office tenants include Atlantic | Pacific Companies, Kanner & Pintaluga, MN8 Energy and ODP Corp. The 29-acre project site overlooks the Broken Sound Country Club’s golf course.
