Terrabank Signs On For 40,000 SF Of Office Space In Coral Gables

Terrabank has signed a 15-year lease for 40,000 square feet at One Alhambra Plaza, relocating and expanding its headquarters within the Coral Gables market.

The lease includes 37,308 square feet of office space across two floors and a 2,692-square-foot retail branch. The move represents a significant expansion from Terrabank’s previous 27,068-square-foot office on Coral Way and reflects the bank’s continued growth in one of South Florida’s most established business districts.

Tourmaline Capital Partners is the landlord. Brandon Huffman and Jeff Fronek represented the ownership, while Antonio Uribe represented Terrabank in the transaction.

Terrabank’s decision to move to a larger footprint at One Alhambra Plaza adds momentum to the ongoing repositioning of the 473,214-square-foot complex. Tourmaline Capital Partners has been working to enhance the property since acquiring it through a $76 million foreclosure purchase, with the goal of strengthening its appeal to major tenants seeking a prominent Coral Gables address.

Located in the heart of Coral Gables, the property offers Terrabank a larger headquarters presence in a globally connected business hub. The bank will join a tenant roster that includes Nicklaus Children’s Hospital, further reinforcing the property’s role as a destination for established institutional and corporate users.
