Nicklaus Children’s Hospital Inks New Office Deal For 65,000 SF
In a significant development for Coral Gables’ office scene, Nicklaus Children’s Hospital is set to occupy roughly 65,000 square feet in the city’s downtown area.
The hospital’s new corporate offices will be located in the Columbus Center, a 473,214-square-foot complex at 1 Alhambra Plaza. Reports from Savills and Cushman & Wakefield list the hospital’s leased space as either 62,078 or 67,705 square feet.
This move comes shortly after Tourmaline Capital Partners acquired the two-building property out of foreclosure for $76 million. As of July, the complex—originally constructed in 1990 and renovated in 2022 with an $11 million investment—was 62% occupied, according to Morningstar.
Nicklaus Children’s Hospital’s main campus is located around 3 miles east at 3100 SW 62nd Avenue.
The lease coincides with another major move in the area: City National Bank of Florida recently signed a 144,878-square-foot lease to relocate its headquarters within Coral Gables, marking the largest office lease in South Florida since 2023.
