Downtown Fort Lauderdale Office Tower Trades With $20 Million Makeover Planned

Boca Raton-based real estate investment firm Grover Corlew has acquired 200 East Broward, a 21-story, 235,211-square-foot Class A office tower in downtown Fort Lauderdale, for $69.7 million. The company plans to invest another $20 million in renovations over the next two years, bringing its total planned investment to approximately $89.7 million. The acquisition expands Grover Corlew’s Broward County holdings as the firm positions the property to attract office tenants seeking upgraded amenities and a central downtown location.

Located at 200 East Broward Boulevard, the tower features a rose granite and limestone exterior, an attached eight-story parking garage, and views of the Atlantic Ocean and Intracoastal Waterway.

Planned Renovations Target Tenant Experience

Grover Corlew intends to modernize several areas of the building, including a complete renovation of the main lobby and upgrades to the elevator systems. Plans also call for a new amenity deck featuring fitness facilities and conference space, along with upgraded tenant interiors.

Existing amenities include a conference center, 24-hour concierge service, café and shuttle transportation to several nearby destinations, including the Broward County courthouse, Fort Lauderdale-Hollywood International Airport, the Brightline station and Las Olas Boulevard.

The Energy Star-rated building is also within walking distance of downtown restaurants, retail and entertainment venues.

Downtown Growth Supports Investment Strategy

The acquisition comes as downtown Fort Lauderdale continues to attract residential and commercial investment. According to Grover Corlew, more than 9,000 residential units have been delivered in and around the downtown area over the past decade, with several thousand additional units planned or under construction.

The firm also points to recent office property transactions along Las Olas Boulevard and continued development extending beyond the traditional downtown core as indicators of the area’s investment potential.

For office investors, the transaction illustrates a strategy centered on acquiring established properties and improving their competitive position through capital investment. The planned renovations could help 200 East Broward compete for tenants seeking modern office environments without relying on newly constructed space.

JLL Brokers Sale; BridgeInvest Provides Financing

JLL Senior Managing Director Hermen Rodriguez and Managing Director Ike Ojala represented the sale of the property. JLL Senior Managing Director Paul Stasaitis arranged the debt financing, which was provided by BridgeInvest.

The acquisition further expands Grover Corlew’s investments throughout Broward County, where the firm owns and develops office and multifamily properties.

Its current projects include Mayla Cypress, a 312-unit luxury apartment community under development in Fort Lauderdale’s Cypress Creek business corridor, with leasing scheduled to begin in January 2027.

The company also developed the 355-unit Mayla Pompano apartment community in Pompano Beach and owns Hillsboro Center, a five-building office campus in Deerfield Beach acquired for $32.5 million in 2019. Grover Corlew has invested more than $11 million in improvements at Hillsboro Center and plans to begin construction on the 360-unit Mayla Hillsboro apartment community in 2028.
