CBRE has arranged a lease for Lysium Labs, a leading creator, manufacturer and marketer of high-quality hair and skincare products, at the SLF Development Building located at 3400 Gateway Drive in Fort Lauderdale. Lysium Labs, presently located at 7911 NW 54th Street in Doral, Florida, will expand by ±18,702 square feet to occupy 28,702 square feet in a long-term lease with the building’s owner, SLF Development, LLC.
CBRE’s Associate Larry Genet, Vice President Tom O’Loughlin and Senior Vice President Harry Tangalakis represented the owner in the transaction and were the sole brokers involved. The building is now 100% occupied with three long-term credit tenants.
“Lysium Labs needed room to expand its operation as their business continues to grow nationally,” explained Larry Genet. “This transaction was a huge success for our client, Lysium, who plans to immediately occupy the building allowing ownership to continue operations without interruption. The transaction is also a victory for the Pompano Beach submarket with another high-tech manufacturer moving into the area. The space was essentially pre-leased.”
The SLF Development Building is one of the few manufacturing facilities with ±5,000 AMPS and 480 volts of power, as well as both dock- and grade-level loading. The warehouse also includes 19’ ceilings, 30’x33’ column spacing and is 100% air-conditioned.
“The large amount of existing infrastructure at the property, a proactive owner and our team’s ability to find a tenant that could take advantage of what the building had to offer is what made this deal happen,” stated Genet.
