Alliance Entertainment, LLC, has signed a 22,336sf lease at the Saw Ban Building located at 1401 NW 136th Avenue in Sunrise. Alliance plans to use the space for its corporate offices and call center. The company is a distributor of CDs, DVDs, videogames and related products to merchants, including Target, Best Buy, Barnes and Noble, and Borders Group, as well as Internet retailers such as Amazon.com. Alliance Entertainment was attracted to the property based on the economic deal offered, its location in Southwest Broward and the building’s ability to provide a required high parking ratio.
Robert Listokin, SIOR, Senior Vice President, and Peyton J. Moore, MBA, Commercial Associate, with Colliers International, the exclusive listings agents, completed the transaction at the 106,413-square-foot class A office building.
“This was only one of a few deals done in the Sawgrass submarket in the last year,” says Listokin. “There have been a lot of tenants looking around, but not a lot of deals made. The trend today is that tenants are looking for aggressive deals and they know that in most cases they’re going to get them,” he adds.
The Saw Ban Building, located in Sawgrass Corporate Park, currently has space available ranging from 3,500 square feet to 20,000 square feet. Amenities include class A interior finishes and build-out, building/monument signage, 5/1,000 parking ratio, easy access to I-595, the Sawgrass Expressway and I-75, and proximity to restaurants, hotels and shopping.
