Freight Forwarder Renews 50,000 SF Lease

Cresa Miami‘s Jeff Hartsook and Adam Talbot represented freight forwarder C-AIR Brokers & Forwarders in a lease renewal totaling more than 50,000 square feet at 5959 NW 35th Ave in Hialeah.

In 2012, the company relocated from a 33,000-square-foot location in the Gratigny submarket to the Hialeah submarket and expanding by nearly 20,000 square feet to the former Parts Depot facility. The Parts Depot property was owned by TA Realty entity REALTY ASSOCIATES FUND VIII LP from 2007 until 2018, when it sold the property for $3,900,000, marking a loss of approximately 37%, according to property records.

The location is ideally suited for C-Air, featuring a private and secured truck court and offering convenient accessibility to major thoroughfares and Miami International Airport.

“We’re honored to have advised C-Air in this transaction,” commented Adam Talbot, Vice President of Cresa Miami. “Since 2020, industrial landlords have been in lockstep with aggressive rental rate increases throughout the South Florida tri-county.  Now more than ever, Tenants need dedicated, conflict-free representation to level the playing field.”

Transwestern‘s Thomas Kresse represented the landlord, RPT Hialeah II, in the lease transaction.
