Hallandale Beach’s Atlantic Village Nears Full Occupancy With Six New Tenants
Atlantic Village has announced six new and upcoming tenants totaling 16,983 square feet. The latest additions expand the property’s mix of dining, wellness, entertainment and professional services as its first two phases maintain full occupancy and Phase III reaches approximately 88.3% occupancy.
Developed in phases by Grupo Eco since 2017, Atlantic Village brings together restaurants, fitness studios, wellness concepts, retailers, entertainment venues and office users in one walkable destination. Located along Federal Highway between Aventura and Hollywood, the property serves a Hallandale Beach community seeing increased residential and commercial investment as families and businesses are drawn to its central location and relative value within the broader South Florida market. Atlantic Village is also near two of the city’s best-known destinations, Gulfstream Park and Shell Bay, while Brightline’s Aventura station provides convenient access from across the region.
“These signings reflect our strategy of building a diverse, experience-driven tenant mix that gives people more reasons to visit Atlantic Village throughout the day and return regularly,” said Salomon Sutton, CEO of Grupo Eco. “By bringing together businesses across such a wide range of uses, we are creating a destination that responds to the needs of the surrounding community while contributing to the continued growth of Hallandale Beach.”
New concepts at Atlantic Village include:
• Pharos (Opening in November) – Pharos Greek Frozen Yogurt will open its third South Florida location and first Broward County outpost at Atlantic Village, where the Miami-born brand is planning its first flagship location, taking up 681 square feet. Pharos serves protein-rich Greek frozen yogurt made from its own original recipe with Mediterranean-inspired toppings, including sugar-free spreads and rotating seasonal offerings. The Atlantic Village location will feature indoor and outdoor seating, grab-and-go service and delivery, with a design incorporating hand-drawn illustrations and Greek-key patterns inspired by the brand’s Mediterranean roots.
• NAWA (Opening Dec. 1) – NAWA, a kosher Japanese izakaya from the restaurateur behind Otoro NYC and Otoro Miami, will bring an intimate, bar-centered dining experience to Atlantic Village, pairing sushi with a full kitchen featuring Korean-style triple-fried chicken and dry-aged burgers. The 1,622-square-foot restaurant will offer chef’s-choice nigiri and handrolls alongside a curated beer, wine and sake program led by general manager and beverage director John Park, whose experience includes New York’s Michelin-recognized Mari and Kochi.
• The Atelier Blanc (Opening Early 2027) – The Atelier Blanc is a 8,100-square-foot rooftop venue that will expand Hallandale Beach’s options for weddings, private celebrations, corporate events, brand activations and photo and video productions. Plans call for approximately 3,500 square feet of indoor event space and 4,600 square feet of outdoor rooftop space, allowing different portions of an event to take place across the two settings. Separate kosher and traditional catering kitchens are also planned.
• Fitjump (Opening Early 2027) – FitJump, a South Florida fitness concept founded by Rafael Calero and Gisselly Bruce, will bring its signature trampoline-based workouts to Atlantic Village with a 3,021-square-foot studio. Designed for all fitness levels, these low-impact classes combine choreographed routines with an effective, results-driven approach to improve cardiovascular endurance, build strength, and enhance coordination – all while delivering an exciting, dynamic, and addictive fitness experience.
• The Tox (Opening Early 2027) – The Tox, a nationwide wellness concept specializing in lymphatic body sculpting, will open a 1,360-square-foot studio at Atlantic Village. Known for its proprietary, hands-on technique combining lymphatic-focused movements with body contouring, The Tox offers noninvasive treatments designed to reduce the appearance of bloating and puffiness while promoting relaxation and overall wellness. The brand’s signature offerings include 60- and 90-minute Master Tox body treatments, along with sculpting facials that incorporate gua sha techniques and specialized facial tools.
• Degree Wellness (Opening Q2 2027) – Degree Wellness will bring a full-service wellness and recovery studio to Atlantic Village, offering whole-body cryotherapy, red light therapy, compression therapy, oxygen therapy, IV therapy, vitamin and nutrient injections, specialty drips and NAD+ therapy. The 2,199-square-foot studio will also include three private contrast suites equipped with infrared saunas, cold plunges and showers, along with a salt wall, IV lounge and private IV suite.
The new businesses will join an established tenant roster that includes Crema Gourmet, Club Pilates, Uptown 66, 54D, The Wagyu House, Tee Box, Murano by Ferraro and other dining, fitness, wellness and service-oriented concepts. Together, the mix supports activity throughout the property while offering visitors opportunities to dine, exercise, work, attend events and access everyday services in one location.
Atlantic Village also offers a range of office options for businesses seeking a well-connected South Florida location surrounded by dining, wellness and everyday conveniences. Phase IV features approximately 110,000 square feet of Class A office condominiums, giving owner-users and investors the opportunity to own their space, along with 10,000 square feet of ground-floor retail. The Worx coworking space in Phase III provides a more flexible alternative. Together, these offerings bring a built-in weekday population to the property and complement its retail and lifestyle uses.
Spanning more than 308,830 square feet across four phases, Atlantic Village has grown considerably since opening its first phase in 2019 with 15 businesses. Phase II followed in 2021 with 18 businesses, bringing both phases to full occupancy. Phase III is currently approximately 88.3% occupied, while the completion of Phase IV in 2025 marked the latest stage of the development’s continued growth.
