Miramar’s Next Major Mixed-Use District Moves From Plans to Construction
Construction is underway on one of western Broward County’s largest remaining development sites, where Sunbeam Development Corp. is advancing Miramar Cove, a 125-acre mixed-use community near Miramar Parkway and Red Road.
The Ansin family-led company is moving forward with a project that is expected to reshape a high-profile stretch of Miramar with thousands of residences, major retail space, office uses, a hotel and public-facing green areas. Plans call for 2,874 residential units, including 200 townhomes, along with 400,000 square feet of retail, 125,000 square feet of Class A office space and a 185-room hotel.
The development is positioned near Florida’s Turnpike and within a short drive of Hard Rock Stadium, giving the site regional access while also serving Miramar’s growing residential and employment base. The project is being marketed as a walkable “15-minute city” concept, with restaurants, shops, housing, offices, hotel uses and recreation designed into a single master-planned district.
Open space is a major part of the plan. Miramar Cove is expected to include parks, trails and a large estuary area, including a 24.4-acre natural space and a trail loop. The project also includes space for a grocery anchor, along with dining, entertainment and lifestyle retail.
The project builds on Sunbeam’s long-running presence in Miramar, where the company developed and manages Miramar Park of Commerce, one of South Florida’s largest business parks. With Miramar Cove, Sunbeam is extending that footprint from employment-centered development into a broader live-work-play destination.
Full buildout is expected to occur in phases, with a grand opening projected for late 2028.
