After Inking Broward County’s Largest Industrial Lease Of 2025, Garmin Expands

Sunbeam Properties & Development, developer of the Miramar Park of Commerce, announced that Garmin®, one of the most recognized names in high-performance audio technology and a leading global provider of GPS-enabled technology across diverse markets, has expanded its lease by 24,057 square feet.

The expansion brings Garmin’s total footprint within the Park to approximately 364,606 square feet and comes on the heels of Garmin signing the largest industrial lease in Broward County in 2025 at 340,547 square feet.

The renewal and expansion underscore the manufacturer’s longstanding commitment to Miramar, the Park and its continued investment in South Florida’s business and workforce community. Garmin (then JL Audio) first established its headquarters in the Miramar Park of Commerce in 1997 with 91,228 square feet and has expanded seven times to support growing manufacturing, engineering and distribution operations to become the Park’s largest tenant. Garmin employs more than 400 associates at its Miramar facility.

Garmin’s latest expansion follows other significant expansions at Miramar Park of Commerce, including Nutrition Formulators, which signed a 70,164-square-foot expansion lease in early 2026. The company has steadily expanded from 36,648 square feet in 2009 to 141,249 square feet today.

Immediately South of the Miramar Park of Commerce, PepsiCo recently signed a lease for 794,230 square feet at Bridge Point Commerce Center, reflecting strong demand on both sides of the Miami-Dade/Broward County line from large scale users for modern, well located industrial space capable of accommodating major corporate operations.

Sunbeam Properties & Development continues to enhance the Park with new amenities, infrastructure improvements and the recently announced Miramar Cove lifestyle center, further solidifying the area as a hub for residential, entertainment and business and employment.
