The Butters Realty & Management Industrial Brokerage Team of JC Conte, SIOR and Brian T. Ahearn, CCIM represented the interest of DVC Industries, Inc. d.b.a. The Spice Lab in their lease expansion and extension at 4000 N. Dixie Highway in Pompano Beach.
In December 2016, The Spice Lab along with Pods became the two original tenants to occupy Pompano Distribution Center II’s 128,342-square-foot, Class A, front loaded building fronting Dixie Highway just north of Sample Road.
In mid-2020, Pods needed expansion space which was not available on site and moved their operation into a 92,000-square-foot space at Bridge Point FLL Florida Logistics, located immediately north of the Fort Lauderdale International Airport.
Pods move created a 54,583 square foot vacancy immediately adjacent to The Spice Lab’s existing 73,759-square-foot premises at a time when The Spice Lab needed the extra space. The Spice Lab has built a strong reputation with its customers for exceptional customer service, product quality, innovation and brand recognition. Staying focused on these core values have caused The Spice Lab to growth since their humble beginnings in their home garage about eight (8) years ago. Since then, they have landed clients like, Costco, BJ’s, and Trader Joe’s to name just a few.
“We actually began negotiations on the Pods space in January of 2020 once we found out that Pods would be moving,” explained Conte. “Then Covid-19 hit, which stalled our negotiations for several months. In February of 2021, the negotiations picked back up and were quite vigorous for several months until early May when we agreed on a win-win scenario for both Tenant and Landlord. I negotiated with Tom O’Loughlin, Executive Vice President of CBRE, who negotiated on behalf of the Landlord. Mr. O’Loughlin is an excellent broker, highly professional, very responsive, tough as nails but always fair and courteous. I’m thrilled to have completed another meaningful transaction for our respective clients with Tom.”
