396 Alhambra Lands 66,000 SF Tenant

396 Alhambra Circle  has landed its largest tenant.
The HBO Latin America Group will lease five floors totaling 66,203 square feet at the two-tower complex, according to a news release Thursday. The deal accounts for nearly 25 percent of the office component of the 273,000-square-foot project.
Financial terms were not disclosed.
The lease, which was signed in December, was the largest in square feet for the Coral Gables office market in 2011, according to a project spokesman.
HBO Latin America plans to move into the offices during the third quarter of 2012. The company is leasing three full floors in the 15-story North Tower and two floors in the seven-story South Tower.
The HBO Latin America deal brings office occupancy at 396 Alhambra to about 50 percent. Other tenants include Citibank, the law firm Richman Greer, the architecture firm RTKL and Spanish Internet company Terra Networks.
Blanca Commercial Real Estate brokers Andres del Corral, Danet Linares and David Valdez represented 396 Alhambra’s owners, a joint venture between Agave Florida Investments and Alhambra Investors. Cresa South Florida brokers Alan Kleber and John Marshall represented HBO Latin America.
