Law Firm Signs 26,000 SF, Full-Floor Lease

Cushman & Wakefield has negotiated a full-floor, 26,186-square-foot lease with Zarco Einhorn Salkowski & Brito, P.A (ZESB) at One Biscayne Tower in downtown Miami.
Vice Chair Brian Gale and Managing Director Andrew Trench of Cushman and Wakefield represented building owner L&B Institutional Fund in securing the 15-year lease valued at more than $18 million. Brent Palmer and Sharon Ellis of Palmer Property Group, together with Zelda Zarco, represented ZESB.
ZESB provides legal services and expertise as trial lawyers in commercial litigation with specializations in the domains of franchising, hospitality, licensing distribution as well as business- and automobile-related legal matters. The firm is headquartered in Miami and routinely handles litigation and arbitration matters throughout the United States and abroad.
As his firm prepares to celebrate its 25th anniversary, the move brings the career of Founding Partner Robert Zarco full circle.
 

“I started my legal career working at One Biscayne Tower and wanted to complete my legal career at One Biscayne Tower with a symbolic and artistic expression of what my partners, associates and staff have created over the years,” said Zarco.

 

“Relocating to One Biscayne Tower provides Zarco Einhorn Salkowski & Brito, P.A with the opportunity to create first class office space in a great location with an incredible Bay view at attractive lease terms,” said Palmer. “It is one of the last remaining full floors in a Class A building on a high floor with a great water view.”

 

“The outstanding water views and ownership’s professional negotiations and flexibility finally sealed the deal,” added to Zarco. “There isn’t a better view in the area.”

ZESB leased the entire 34th floor of the building and plans to fully renovate the space before taking occupancy in mid–2017. Interiors by Steven G and GiGi Alvarez Studios are partnering in the design of the new offices.
 

“This state-of-the-art space will incorporate the latest design elements, technology and amenities, exemplifying the firm’s focus on looking into the future when serving their local, national and international clients,” said Ellis.

 

“The total buildout of their new space is going to be an over-the-top showplace,” added Trench. “Those stellar views will be the focal point of the high-end design.”

This full-floor lease is the latest leasing success story for One Biscayne Tower, which underwent extensive renovations in 2014, updating common areas, vacant spaces and tenant corridors.
 

“Ownership’s investment in the building has paid immediate dividends,” said Gale. “Since the renovation, we have completed more than 200,000 square feet in lease transactions.”

One Biscayne Tower has won five Office Building of the Year (TOBY) Awards from the Building Owners & Managers Association (BOMA).
