Miller Construction Begins Final Warehouse At Gateway Commerce Park In Miami Gardens

Miller Construction Company has broken ground on the fifth and final warehouse at the expansive Gateway Commerce Park.

The $38.5 million project for EastGroup Properties LP, is comprised of Class A warehouses with over 850,000 square feet of prime industrial space in Miami Gardens.

Miller finished the fourth warehouse (Building 3) in June 2022 and immediately began construction of the last warehouse (Building 2), with plans to deliver it in January 2023. Both warehouses measure 132,894 square feet and were designed with 51-foot-by-45-foot column spacing and 30-foot clear-height ceilings.

Located at 1620-1720 NW 215th St., Gateway Commerce Park is strategically located on 61 acres between Miami-Dade and Broward counties. The industrial park offers tenants direct access to all major highways, with proximity to airports and seaports in the tri-county area.

“The development of this park was our entry into the Miami-Dade market, and we chose Miller Construction because of their depth of experience building Class A industrial buildings,” said Ben Rogers, Construction Manager at Eastgroup Properties. “We continued to partner with them because they fast-tracked the best industrial product by streamlining everything from permitting and procurement to getting the CO.”

In April 2018, Miller began construction at the commerce park with Building 1 (200,372 square feet). The company followed with Building 5 (186,822 square feet) fronting the Florida Turnpike, and Building 4 (197,122 square feet).

EastGroup has fully leased all but about 84,000 square feet in the development to major tenants that include Best Buy, Peloton, Lowes, DHL and Goodwill. Miller Construction has also completed the tenant buildouts for these leases and all others, a total of 765,388 square feet thus far.

The project team includes architect Horton, Harley & Carter, Ludovici & Orange (Civil), Peter Tankel, P.E. (MEP), Clear Engineering (Electrical) and Center for Innovative Structures (Structural).
