CBRE Arranges 32,000 SF Of New Office Leases In Coral Gables

CBRE has facilitated three new office leases totaling 32,100 square feet at Amerant Center in Coral Gables.

CBRE Executive Vice President Gordon Messinger represented the landlord, 220 Alhambra Properties, LLC, in all lease negotiations.

The Morgan Law Group has signed a new lease for 20,000 sq. ft. of space and will occupy the entire fifth floor of the building. The law firm will be relocating from 55 Merrick Way in Coral Gables and is expected to move in Q2 2024. Robert Orban and Zachary Talbot of Cresa represented the tenant in lease negotiations.

Kelley Kronenberg has signed a new lease for 9,000 sq. ft. on the fourth floor of the building.  The law firm will relocate from 1111 Brickell Ave. in February. Tyler Harrison with Equistone Partners represented the tenant in lease negotiations.

Heavenly MedSpa has signed a new lease for 3,100 sq. ft. on the ground floor, marking their first location in South Florida. The spa currently has three locations in Atlanta and one in Orlando. They expect to open later this year.

“As total office availability has fallen below pre-pandemic levels, we continue to see corporations and professional service firms re-evaluate their space needs and find cost savings outside of the Miami Central Business District, such as Coral Gables, which provides walkability to nearby amenities for employees to enjoy,” said CBRE’s Messinger.
