Cushman & Wakefield Arranges $20.7M Sale Of Pompano Beach Manufacturing & Distribution Facility

Cushman & Wakefield arranged the $20,700,000 sale of a 93,873-square-foot manufacturing and distribution facility occupied by The Shade Store in Pompano Beach.

Dominic Montazemi, Mike Davis, Greg Miller, Rick Brugge and Rick Colon of Cushman & Wakefield arranged the sale on behalf of the seller. The facility was sold by Elion Partners and acquired by Link Logistics.

Matthew McAllister, Christopher Thomson, Christopher Metzger, and Rick Etner of Cushman & Wakefield’s South Florida Industrial Team also supported the sale process and will represent the buyer in leasing efforts for the facility.

“The sale of the Shade Store manufacturing facility is emblematic of the integral role and strong demand of highly functional, infill warehouse/distribution buildings in South Florida,” said Dominic Montazemi, Executive Managing Director at Cushman & Wakefield.  “Projectable income from entrenched existing tenancy and mark-to-market leasing upside made this an extremely attractive opportunity to capitalize on the continued South Florida logistical growth story.”

Located within Gateway Industrial Park at 3141 SW 10th St., the facility was originally constructed as a build-to-suit for Bennett Auto Supply in 2001 and has been maintained to an institutional quality ever since. Today, the property is occupied by The Shade Store who utilizes the space for manufacturing window treatments, distribution, and housing their logistics department.

Property features include 24-foot clear heights with eight dock high loading positions and two drive-in bays with ramps, an ESFR Sprinkler System, heavy 277/480-volt three phase power, and significant capital improvements made by the seller and tenant. Additionally, primary South Florida arteries and ports are conveniently accessible via the Florida Turnpike and Interstate 95.

“Demand for high quality infill industrial continues drive cap rates lower given the insatiable appetite from capital drown to Florida’s resilient leasing fundamentals,” added Mike Davis, Executive Vice Chairman at Cushman & Wakefield.
