Whirlwind Of Lease Activity At Golden Glades Office Park

Ted Konigsberg, SIOR, of Infinity Commercial Real Estate,  leased a combined 39,483 square feet of office space  at Golden Glades Office Park, 1505-1525 NW 167th Street, Miami Gardens.
Ted represented the Landlord, BRI 1814 GGOP, LLC in each of the following transactions:

  • 12,533 square feet of office space was leased to Right Track Education Center, a division of North Dade Christian School, in Building 3. The Tenant represented its own interests. The lease was executed on July 10th, and The Premises was ready for the opening of the 2014-2015 Semester on August 25th.
  • 7,238 square feet was leased to Full Life Ministry Christian Church in Building 5, which was part of the former Miami Gardens City Hall. The Tenant was represented by Daniel Semerano of Miami Realty Solution Group. The lease was executed on July 31st.
  • 7,758 square feet was leased to Neighbor To Family, Inc. in Building 7.  The Tenant was represented by Greg Hardcastle of the Hardcastle Group. The lease was executed on August 27th.
  • 1,665 square feet was leased to Niznik Lab Corporation in Building 7. The Tenant represented its own interests. The lease was executed on September 9th.

 

  • United Insurance Company of America extended the lease for their 2,422 square feet in Building 8 on September 15th.  The Tenant was represented by Adam McCostlin of DTZ, a division of UGL Ltd.
  • 910 square feet was leased to Floor and Decor Outlets of America as a hiring center in Building 4. The Tenant represented its own interests. The lease was executed on September 24th.

 

  • 2,846 square feet was leased to C.R.I. Phase I Corporation as administrative offices in Building 3. The Tenant represented its own interests. The lease was executed on  October 7th.

Asked about these multiple transactions at the Golden Glades Office Park over such a short time, Konigsberg said, “When the City of Miami Gardens finished construction of its new Government Center and ended its long term lease of 35,661 square feet at the Golden Glades Office Park, the owners were understandably quite concerned. Our proximity to the Golden Glades interchange, great parking ratio, ability to construct improvements rapidly and great rental rates helped us to turn the vacant space into new tenant occupancies much faster than expected. The owners gave us everything we needed to get the job done!”
